Both are tracked within the same asset inventory. This structure supports GRESB like-for-like reporting and CSRD boundary definitions and makes it clear which emissions the landlord can directly reduce and which require tenant engagement.

Yes. CarbonTool is built by the team behind 500+ BREEAM, LEED and EDGE certifications. The platform structures energy and carbon data to align with the specific credit requirements of each scheme, including operational energy performance, embodied carbon quantification and construction waste. Data outputs are formatted to support assessor review directly, rather than requiring manual reformatting from a general carbon inventory.

CarbonTool calculates embodied carbon using EPD (Environmental Product Declaration) data for specific materials where available and recognised generic LCA databases where EPDs are not yet provided by manufacturers. Calculations cover construction phases (product, transport and construction-process emissions) and can extend to end-of-life phases for whole-life carbon assessments.

The EU Taxonomy requires real estate companies to demonstrate that assets meet specific energy performance thresholds and do not significantly harm other environmental objectives.
